We are looking for an AWESOME individual to join our team as a Mortgage Loan Officer. This position will be responsible for the Real Estate needs in all our Northern branches and rotate between an office in our Milaca, Mora, and Pine City branches weekly. This position is responsible for educating and counseling members, prospective members seeking FHA and conventional real estate loans, and acting as a resource on real estate related issues for staff and members. This position is also responsible for completing the loan applications, gathering the necessary paperwork, prequalifying members to facilitate the loan origination process, and exemplifying superior member service in order to build positive member relationships. ESSENTIAL FUNCTIONS & RESPONSIBILITIES: Facilitates the real estate lending process to deliver SPIRE products, promote positive member relationships and meet SPIREs real estate lending objectives. Interview loan applicants; prepare applications by collecting and completing necessary information for loan submission and send out all disclosures (within 3 business days of application); run loans through secondary market underwriting system for initial decision. Inform members of SPIRE loan products and discuss options (rates, projections, payment schedule, etc.); recommend appropriate products and terms, and solicit additional products they qualify for per underwriting. Obtain additional information from the member, run debt ratio, analyze credit and calculate or verify income to meet the underwriters request and contact member to go over rate, term, rescission, promo, credit bureau and lock the mortgage with the investor. Pre qualifies members on their maximum loan amount qualifications. Advise applicants of initial underwriting decision, provide advice on counter-offers. Re-price real estate loans based on any changes to loan scenario and send out appropriate disclosures. Work with the Real Estate Loan Processor to facilitate the loan process by informing members on the status of their loan file and answering any real estate lending related questions. Recommend, consult and sell SPIRE product and services to maintain an active pipeline of real estate loans through company generated leads and referral sources. Identify members financial needs and market appropriate products and services to ensure members financial needs and SPIREs growth objectives are met and maintain acceptable application to close ratio. Record the referrals for future reference and follow up contact including correspondence and telephone referral. Initiate contact or follow up on all leads in a timely basis with outbound calls and or correspondence. Provide support to the real estate department to ensure department efficiency. Proof the disbursing of the loans as required, send out checks and send mortgage to be recorded and disburse the funds on the appropriate day. Pull and review tax assessed value for accuracy, order appraisals, title work, verifications, and flood certification. Prepare the FHLMC documents and real estate file for underwriting. Perform computing procedures to record approved loans; prepare documents for closing; compile completed work for filing. Review post-closing files for accuracy, ship the file to the investor, and resolve pending post-closing issues with investor. Act as a resource to branch and department staff at the credit union. Perform other duties as assigned to support effective lending operations. Help with lending seminars and trainings. KNOWLEDGE, SKILLS AND ABILITIES: Three years to five years of similar or related experience . Must have a high school education or GED. High level of accuracy and organization skills required. Knowledge of industry products, services, policies and procedures. Knowledge of FNMA and FHLMC guidelines. Knowledge of Regulation A, B, C and Z, RESPA, HMDA, ECOA and all other pertinent regulations. Knowledge of professional telephone etiquette. Knowledge of both simple arithmetic and finance related mathematics (eg interest, time value of money, compounding, amortization) Knowledge of professional business grammar and correspondence. Skill of selling, including the ability to identify members needs and to explain features and benefits of SPIRE services and to close sales opportunities. Skill of typing and the ability to use a computer keyboard and calculator; ability to learn to use various office equipment. Ability to develop professional relationships with members and to build cooperative teams with co-workers and to lead staff toward the completion of department objectives and goals. Ability to problem-solve and to make decisions and to exercise judgment in extending credit. Ability to organize multiple tasks and to maintain a courteous demeanor in a busy, high stress work environment. Ability to employ simple communications skills (listening, reading, tact, courtesy) Ability to employ advanced interpersonal techniques (advising, confronting, resolving conflicts All qualified applicants will receive consideration for employment without regard to race, color, religion, sex, sexual orientation, gender identity or national origin.
